FORECLOSURES DOMINATED OUR MARKET FOR 10 BY A WHOPPING 43% for 2010. In the Sedona Vacant Land sector - 39% of the solds were also Foreclosures! And in all of the Verde Valley - 51 of all homes sold in 2009 - were either a Foreclosures or a Short Sale. WOW. "We are not in Kansas Anymore." Sedona, AZ: The Sedona real estate market continues its buying frenzy in the mid to lower price sector. In the last quarter of 09 , our sold volume doubled over last year, with Foreclosures or Short Sales accounting for 45% of that business. The median sold price in Sedona AZ homes for sale is down from 9% from this time last year.
Despite the fact that foreclosures and short sales represent only 11% of our active market, those segments continue to bring the market down and make the once "unreachable" Sedona real estate market an affordable place to own a home.
Prices have come down to 2003 levels, and with low interest rates , some realistic seller pricing, it is all good news for buyers.
